Buyers Information - Get Preapproved
Now more than ever it is imperative that you get preapproved before you begin your house hunt. Find out what you can afford. The best way to do this is to get prequalification or preapproval for a home loan. A mortgage broker can begin the process; it only takes a few minutes and will save you lots of headaches in the future. In our market, preapproved buyers are preferred by sellers over those who are prequalified. Your preapproved status lets the seller know: You have gone through an extensive financial background check. A lender is willing to do business with you. Buyer Information for Livingston Parish residents
I am starting off my first series of information article for BUYERS in the Livingston Parish area. Over the next several weeks I will be posting information that a buyer will need to keep in mind when searching for that new home in Livingston Parish.
Buyer Information – Series 1
DEFINE NEEDS FOR YOUR NEW HOME
Congratulations on your decision to purchase a new home! Your first step toward buying your new home will be to analyze your needs. Your real estate agent can help you determine exactly what you want your new home to look like and how it should function for you and your family.
First, write down why you are looking for a new home. For example, are you currently renting and would like to begin building equity? Maybe you recently married and have outgrown your current residence. Or, maybe you received promotion that requires you to move to a new city. These factors will all have a bearing on how you approach your home search.
Second, establish a time frame for buying your home. Depending on your reasons for wanting a new property and the current state of the market in the area you are looking to buy, you should be able to come up with a rough guideline.
Finally, you probably have a mental picture of what your dream house looks like. Turn these ideas into two lists: one should describe your dream home and the other should list features that are absolute must haves. In a perfect world, your new home would fulfill both lists 100 percent, but it is more likely the two lists will turn into a list of priorities, as you get clearer about what you want and what is available.

Livingston Parish Real Estate Updates
It’s a new year and a new beginning for Livingston Parish! With Bass Pro, the Juban interchange and Juban Crossings, 2007 looks to be a fantastic year for all of us. Not to mention the plethora of new housing developments popping up faster than any one person can keep up with. My hope is that this Blog can help to disseminate some of the wealth of information out there.
At a recent area breakfast, John Ware, the Executive Director of the Livingston Economic Development Council mentioned that Livingston Parish had the largest growth last year among the 11 parishes they use to track economic growth. You need only step out your door to believe it. As a member of this community and a real estate agent, I am thrilled to be a part of these changing times. I hope to keep you regularly updated on the real estate happenings in the area as well as provide you with general information to assist you with all your real estate needs.
New Developments: As many of you know Juban Crossings is changing the face of Livingston Parish. I hope to spot light the many new developments, developments in the planning stages and developments-to one day be.
One development-to one be day may be happening sooner than later, at the now site of Crowder’s Christmas Tree Farm on Juban Road. This 35 acre site is said to be getting ready to go the way of a housing development with homes in the mid $250,000 range.
For those of you that purchased your Christmas tree this year at the Crowder Farm, drove out of your way to get to the Denham on ramp, or remember driving by the wooded area of Juban Road one phrase comes to mind. Times, they are a changing.
